Hilltop Lakes is owned by the Property Owners. The Property Owners bought
Hilltop Lakes from the original developer in June of 1998.

What are current Property Owner monthly dues?
Property Owners who own a lot in Hilltop Lakes pay $35.00 per month. Dues
are currently $65.00 per month for lots with a home built on it.
What Does Property Owner Dues Pay for?
Property Owner Maintenance dues operate the POA and support its mission
in providing for the general upkeep and maintenance of facilities and
amenities for the Property Owners.
Is the Golf Course a private course?
Yes, The course is for Property Owners, their guest and guest of Hilltop
Lakes (Hotel,Villas, and Campgrounds). Property Owner’s do not

There are approximately 610 homes.
How many people live at Hilltop Lakes?
Approximately 1,200 people live in Hilltop Lakes.
Are the campgrounds available for anyone to use?
Yes, there are 37 motor home spaces, 20 tent sites, a playground, pavilion,
and a comfort station with showers, washer, dryer and courtesy phone. The
campgrounds are not available for extended stay.
Is the airport open to anyone?
Yes, it is a private airport not subject to FAA standards. Land at your
own risk! The runway is 3,000 feet paved with tie down areas. The runway
is within walking distance of the hotel, villas and restaurant.
Do you have to be a Property Owner to use the
hotel, restaurant or pub?
No, the hotel, restaurant and pub are open to the public.
Can you build your own home?
Yes, you can contract and or build your own home subject to the deed restrictions.
Can you use any builder you wish?
Yes, Property Owners are allowed to select any builder they wish.
Is there a transfer fee due the POA when land
at Hilltop Lakes is purchased?
Yes, there is a $50.00 dollar transfer fee per lot due to the POA by the
new owner when land is purchased at Hilltop Lakes. Transfer fees defrey
the administrative cost in documenting and registering the new Property
Owners account to include issuance of Property Owner identity cards.

offers a market of more traditional homes constructed in the 1970s through

The square footage varies in different sections – some sections require
800 sq feet minimum while others require up to 1,400 sq. feet minimum.

No, mobile homes are not allowed in the subdivision.

Who provides police and fire and emergency medical services?
Leon County Sheriff’s Department provides Hilltop Lakes with 24 hour
roving patrol. Hilltop also has a Volunteer Fire Department and Emergency
Medical Services Department with the latest equipment to protect life and
home.
What School district serves Hilltop Lakes?
Normangee ISD which is 9 miles from Hilltop Lakes.
Is there hunting allowed at Hilltop Lakes?
Yes, in specific areas of Hilltop Lakes Property Owners may hunt deer and
wild hog. Hunting is limited to archery and is organized and controlled
by the Hilltop Lakes Wildlife Management Club. Hilltop Lakes is
a MLD program participant with the State of Texas and hence offers hunters
the benefits of this program specifically regarding hunting license tags.
